A. There are many answers. The ranges I found were 75%- 85%. Allot of this has to do with the collection process. Many of the percentages are from surveys, but they are sometimes unclear as to whom they surveyed. And as we all know you can tilt a survey in any direction you would like.
I do know this from my personal experience working with buyers. I estimate that 90% of my buyers at least look on the internet to see what's out there. When I have first contact with them they usually have questions on specific homes that they have seen on the internet. Realtor.com, Zillow.com and Yahoo Real Estate seem to be the most popular.

A. Don't know of a book that explains the process, but there are real, genuine human beings who will be happy to help you at the courthouse. If it's a larger town, the information may be available on the County or State Website. Otherwise, call the tax assessment office and ask their advice about where the records are held and whether you need an appointment.

What's the best program or class to use to learn to invest in Real Estate?

Read books on real estate investing. Robert Allen's ooks are good but any real estate investing book is helpful.
You can start out scouting properties for other investors and assigning the contract aka Wholesaling to start.
Find a local Real Estate Investment Group in you area. They are great for finding mentors, networking, and resources.
Think long term. Be patient. You will actually know what they are talking about eventually.
Keep studying and don't worry if you are confused or make mistakes. First pay day is worth it and every pay day thereafter is worth it more.

Searching For Real Estate at the Courthouse?
Q. I would like to do a real estate search at the court house and have never done one before. If I know where the property is that I want to do a search on, do I have to go to the courthouse or can they look it up for me if I call them and provide the information.
I want to get information on large plat of land that has no address. What do I need to give to the assessor's office to help me get the information?

A. Generally you can go to the courthouse and give them a description (nearby address, street, intersection) and they will be able to find the parcel on their large plat maps. If it's a big piece of land, it should be easy to find. They may have a survey, tax value, etc. on file.
They can probably look up some of this information for you if you call, it may depend on how well you can describe and identify the property and how crowded/busy they are at the office. When you go in person you can tend to get more personalized service because you're harder to blow off if there's a crowd.
I would definitely let your fingers do the walking and call before you make the trip down there.
