Q. List of my concern:
1.Landlord forced the tenant to sign papers of rent increase with a 30 day notice before hand
2.Landlord hadn't listen to tenant pleading for repair so tenant made repair on own. Should the Landlord reduce rent for the price of tenant repair
3.Tenant late for rent payment. What should the tenant do? What should the landlord do?

A. 1. Force? Like under gun point? It does not matter anyway, the tenant foes not have to agree to rent increase, they happen in 30 days, like it or not.
2, No, rent should not be effected. Very few repairs are required by law, and if the repair was made without a court order it can even be called damage. Tenant had no right to alter property.
3. Tenant should move out. Landlord should evict so it gets on tenants credit report to warn other landlords this is a bad tenant.

I am renting a room in a house, do I have to sign a rent agreement?
Q. Is it better for protecting myself to sign a rent agreement with the house owner who is renting me a room in his house?
What harm would be if we don't have such agreement? Will it be good enough if I just exchange an email with him about what things we agreed upon?

In the state of Michigan, is there a legal age for someone to sign a lease to rent a home?
Q. I know of a 17 yr old woman, who don't turn 18 till February and she signed a lease to rent a trailer with someone, is there a legal age in the state of Michigan to do that like starting at 18 or what?
A. The "Age of Majority" -- the age where a person is considered an adult with full rights, responsibilities and consequences of their action -- is 18 in Michigan. A lease with someone under the "Age of Majority" is not valid unless the parents/legal guardian are signed the lease (in which case, the 17-year-old is not responsible, but the parents/legal guardians are) or unless their is a court order emancipating the person under the "Age of Majority" and granting them the rights and privileges of full adulthood.
A court case in Michigan ruling on this point notes, "If a legislative body wishes, for whatever purpose, it can wave a magic wand and emancipate (a minor) to suit its convenience. Though 21 usually is the dividing line between minority and majority, the age of majority in Michigan (in 1972) is now 18. The state seemingly can be as arbitrary as it pleases in raising or lowering the barrier for all or just some purposes."

If your lease is up and you recieve the renewal two months later,can the rent be raised?
Q. Lease was up Aug 31 2012 and they want me to renew the lease and raise the rent 20.00 however if I don't sign it the rent will be 570.00. CN they do that in New York State?
A. If you don't sign the rent might be $570 for the next month and the next month it can be $800. You are on a month to month lease. At the first of every month, the landlord can tell you that the rent will go up the following month. That is perfectly legal.
