What documents am I looking for in a Title search?

Q. I am told I should do a title search at the county office for every likely property I think I want to start negotiations on. I have one in pre foreclosure, and another that is bank owned. What documents should I be looking for? Is there are easier way such as an online search? Will the real estate broker do this for me? It's not that I don't want to learn how to do it, it's just that I would be nervous I might miss something important.

A. Lucy, by far the easiest way is to go to a local title company and pay a small fee to get a preliminary title search. You will need to make sure you give the owner's name AND the address of that particular property (in case he has another). You will pay for any online title search service anyway.
In traditional real estate purchases your real estate agent will do this as part of his/her service in drawing up the contract and other documentation, but since at this stage you are researching only, you will have to do it yourself (ok, if you want to see what is involved) or take advantage of the excellent timely and cost effective services of title management service companies, as most investors I know do.
The purpose of your search you probably already know, is to identify any deed or mortgage, lien, judgment, trust, maybe a will, or any complications attached to the property (not the owner) which could add to a buyer's costs significantly and make a mockery of the budget.


How can I find out the total value of assets of the United States?
Q. I don't mean the assets belonging to the government (not *just* them, anyway), and I don't mean GDP. I mean if you added up the value all the real estate, property, and goods, etc, what would one call that statistic? Is such a figure even calculable? If so, what is it?

A. It is on Federal Reserve website

Just type Z1 in the search box on their website, They are tracking all money flow of entire USA.

Is there a mechanics lien warning for commercial properties?
Q. Is a mechanics lien warning required in contracts for commercial development of real property?

A. On the contract? Why? It should show up on a title search, not in the contract.


How do I become a project manager?
Q. I'm 1 year away from finishing my BCom in accounting. I have taken enough project management type courses to fufill the 35 hours and take the CAPM exam. For business work exp I have had a job in budgeting/planning for a real estate/property management company, import/export experience, and my current job is in a procurement department at a large company, in which I work with project managers directly. But without actual project management experience, how do I get a job in project management?

A. Really good to have Project management as a career. As you have taken project management courses and taken CAPM also it is good and will surely help to move up to PM fast. It also matters from where you have taken the course, they will also help you. Also, you have good experience with good companies.

Now you have learned the Project Management process, along with your certification and working with management companies all you need is to move up the ladder with some real experience. All that I would recommend is to work in close co-ordination with keen interest to learn the skill from your PMs in your company; wish they will help you. You can convince PM in your company to train you and give you change to train and also become PM, let them know that you can Also, do latest PM certification so that you get more opening. Project management career is very challenging and
Project managers are there to plan and manage the work, a project manager needs to posses general management skills and also knack for solving problem. Project Management is all about meeting deadlines, analysis, taking quick action and being responsive, excellent communication skill. Projects are managed and also priority is set, these all activities are organization�s portfolio of work and share requirements such as alignment with organizational objectives and the effective allocation of resources.

Be a leader and a manager, team builder, problem solver, influencer, good organizer, excellent communicator, set up and manage budgets and competent and consistent planner.

Any title abstractor out there to give me some advise?

Q. I would like to know where I can learn how to do title searches for real estate properties? Anyone know of any school or training? I have seen several on Internet, but I want to know if they are reputable. Thanks!

A. Searching a title is not difficult. Going to school is not necessary. If you have found a site about researching land titles, and it tells you that you need to pay them for training - DON'T!

There ARE reputable sites out there that willl help you do title abstracts more concisely and efficiently. You can also get most of the help you'll need from the Registry of Deeds employees.

Law firms or other real estate closing agencies, such as Title Insurance companies, will usually allow/assign you to work on a few titles with an experienced abstractor.

A. I'm not a title abstractor, but do work for a real estate vendor management company and have dealt with many title abstractors when I was a Data Editor. I've only heard of 2 reputable websites to learn everything you need to know about title searching: http://www.alta.org and http://www.mbaa.org.

You can also perhaps go to your local library or a bookstore and see what kind of books you can find about the topic.


What are the steps in investigating a property for sale?
Q. I was wondering if anyone can tell me what steps I can take to do an investigation of real estate property I want to buy? For back taxes, liens, etc.

A. Normally, you would have a lawyer do most of that for you. Although your real estate agent can help too. A lawyer will do a title search and any liens, etc. would show up. I don't see how you would be responsible for back taxes, unless this is a foreclosure and their are some stipulations. If you are buying from the current owner, then they are responsible for taxes. You real estate agent, if you are using one, should do a lot of the homework for you too.


Are there any good sites that you can search for real estate properties anywhere in the US all at once?
Q. I am open to moving anywhere and don't want to have to do many area searches.
www.realtor.com doesn't work cause you can't search by USA, it has to be narrowed down which I don't want to do.
