What is the correct term for a land lord, or somebody who rents properties?

Q. Im looking for the correct term for a landlord, or somebody who invests their money into buying property and then renting these properties out? Would i be right in saying property developer? please help

A. There are a number of terms.

In legal jargon the "landowner" is known as the "freeholder" and to give it an archaic term he owns the land "in fee simple" (absolute ownership with no restrictions). If he grants a lease to someone, he is known as the "lessor" and the person renting is the "lessee".

A property developer normally buys a property, improves it but sometimes then sells it. He doesn't necessarily have to rent it out afterwards although often will.


Is it wise to buy rental property to make income when you yourself still rent an apartment?
Q. Me and my fiancée rent an apartment. We want to get into owning and renting property. Have found some good deals that we could buy then turn around and rent them out. (Not places we would want to live in for space reasons) Is this a good idea to do while we are still renting ourselves?

A. If you screw it up they can't come and take your house. If you are looking at it as a business then I don't see why not. May people spend thousands of dollars investing in something for a return over time. I guess it's no different than buying a lawn tractor and mowing lawns. It is beneficial to know a bit about home ownership before you rent a home to tenants. You aren't going to have the apartment manager to call if something is broken.

A. the rental leases in Turkey are done for one year minimum.

depending on the neighborhood and the physical condition of the facilities rent vary from one placer to another.

I assume you can rent a flat in BALGAT area of Ankara in return for 500 TL a month. (If you'd like to stay in Balgat district, that's another question)

The Bala province of Ankara is also cheap but a little distant


Who is responsible for allowing a landlord leasing property illegally?
Q. In the city I live in before leasing or renting property the landlord/owner suppose to have the property inspected prior to moving in. When that's not done they suppose to be fine or possible jail time. Who is respondsible when no action have been taken? How can I make sure he is held responsible for his neilgence and reckless of someone safety and health. Can I hold the city responsible for allowing him to continue leasing unsafe property? Who should I contact and How do I make sure he is held respondsible?

A. The tenant is responsible for protecting their own rights. The tenant should have filed complaints with the city building or housing inspector during the tenancy. If your tenant rights were violated, you can sue the landlord in small claims court for your damages. It may be difficult to prove after the tenancy though.

You can file a complaint with the city. What action the city takes is up to the city. If the city knowingly did not enforce it's building codes, I suppose you could sue the city for negligence. However, you can't hold the city responsible for something it was unaware of.
