Who is responsible for allowing a landlord leasing property illegally?

Q. In the city I live in before leasing or renting property the landlord/owner suppose to have the property inspected prior to moving in. When that's not done they suppose to be fine or possible jail time. Who is respondsible when no action have been taken? How can I make sure he is held responsible for his neilgence and reckless of someone safety and health. Can I hold the city responsible for allowing him to continue leasing unsafe property? Who should I contact and How do I make sure he is held respondsible?

A. The tenant is responsible for protecting their own rights. The tenant should have filed complaints with the city building or housing inspector during the tenancy. If your tenant rights were violated, you can sue the landlord in small claims court for your damages. It may be difficult to prove after the tenancy though.

You can file a complaint with the city. What action the city takes is up to the city. If the city knowingly did not enforce it's building codes, I suppose you could sue the city for negligence. However, you can't hold the city responsible for something it was unaware of.

Good luck!

Paying contents insurance for rented property?
Q. I had to take out contents insurance as part of my agreement when I took on a rented property. I paid 5 months worth however, I missed the 6th month as I didnt re-new the policy because I moved out.
Now they want to take it from my deposit they have. Can they do this even though im not living there? The payment from me goes directly to the estage agent who pays it to the insurance company - it does not go directly to the insurance company from me.

A. Read the policy.
Most require cancellation in writing within 30 days or so.

Does farmingdale New York allow you to have a chicken coop? On rented property? How many chickens? ect?
Q. I am thinking about raising chickens here in Farmingdale, Nassau county, new york allow it. And is it okay on rented property with a landlords approval.

the coop would be portable and be used for the purpose of laying eggs

A. All cities have "disturbing the peace" ordinances. This pretty much rules out roosters, but hens are fairly quiet on their own. New York state doesn't have any ordinances, and no specific anti-chicken laws turned up for Farmingdale. City Chicken is a great website for urban chicken growers.
