If you insist on doing it yourself, try a cms with a property extension, joomla should do the job.
There are several property search components for this system, I quite like Joomla Estate Agency (jea), which is free, although I had to modify it quite a bit to work how I wanted it.

What documents am I looking for in a Title search?
Q. I am told I should do a title search at the county office for every likely property I think I want to start negotiations on. I have one in pre foreclosure, and another that is bank owned. What documents should I be looking for? Is there are easier way such as an online search? Will the real estate broker do this for me? It's not that I don't want to learn how to do it, it's just that I would be nervous I might miss something important.
A. Lucy, by far the easiest way is to go to a local title company and pay a small fee to get a preliminary title search. You will need to make sure you give the owner's name AND the address of that particular property (in case he has another). You will pay for any online title search service anyway.
In traditional real estate purchases your real estate agent will do this as part of his/her service in drawing up the contract and other documentation, but since at this stage you are researching only, you will have to do it yourself (ok, if you want to see what is involved) or take advantage of the excellent timely and cost effective services of title management service companies, as most investors I know do.

A. go to county clerks office, records division. Find the current owner, and start tracing - it will show liens etc. good luck
