A. Yes, in most cases.
However, each country has their own rules and regulations for international buyers.
For example, in Thailand, international buyers can only buy a home in a Thai spouses name or in a company name. You couldn't just go over and buy and home in your name.
But you could buy a home in France, just as you would here in the United States. Though still, you'd only be able to use certain international banks - like Barclay's - to obtain your mortgage. And the credit guidelines can be even more stringent.

Q. If I notarize a POA at the Royal Thai Embassy, will it be valid in Thailand? My mother-in-law is unable to travel and we need to rent or sell the property (foreigners). Any suggestions for law firms in Bangkok as I am tired of the scams/fraud lawyers. Thank you.
A. For POA tobe effective, it has tobe done in the country of origin of the property. The embassy serves as representative of the country NOT as a point to validate the law of the country it resides for use in the country it represents.

A. I don't know the actually numbers but not many compared to the USA. I would say you will find more murdered in any major city in the US than you will find in all of Thailand. You can goggle it and maybe find out. I'm not going to do it for you, your a big boy now, try it some time.
Most of those murdered here will be the Thai girl friend of the foreigner having her Thai boy friend get rid of him, or a bad drug or real estate deal.

Q. Hello, I am planning to buy a condo from these Developers in Thailand, called Iguana Group. They are developing a project in Pattaya called Park Lane.
Did anyone hear of them before? Are they good or bad, as far as their reputation for development of properties is concerned? Any more information about them?

Thai real estate is TANKED !! Offer 50 % of what is listed minimum. Before signing..add a 30 day escape clause..or ask to use the condo for 1 or 2 weeks to see what it is REALLY like to live in the building itself..not just the city. If it is not yet 100% built yet WALK AWAY...If they don't want to deal YOUR way..walk. there is wayyyyy too much out there and 99.9 % are desperate to sell and raise hard cash in a fearful Thai economy...Thai condo's are notorious for lack of maintence..nearly impossible to sell to other Thais if lived in before (2nd owner) so you WILL be in for a shock should you ever decide to sell...ONLY condider large cities , never buy rural. Buyer beware with anyone not an International property broker with a world class reputation.
