In the home market today what is the best way to sell a house and buy an new one?

Q. Look first for new home to buy and then put our house on the market..or sell first at our own pace and then look for new home to buy..even if it means renting inbetween. Please advise!

A. You can buy first and then sell (provided you get a contract 'subject to the sale of your present home' if you are reasonably sure you can sell your house in a short period of time... or are willing to take the pain of reducing the price until it sells... or can do a lease to buy with the risk of broken lease, damage, and any differential between the lease revenue and your mortgage... or do a lease to buy of the other house if you can afford it...

... or do a swap (I saw the first builder offering such a thing just the other day).

Then you have to put up with selling, renting, then looking for the new place...

If you or anyone has a better plan, I will be delighted to hear it since we are faced with exactly the same problem.... at least we are retired and wanting to downsize and eliminate our mortgage. I would hate to have just been transferred, etc. and have to sell a home on short notice in this market...

Is it best to buy or rent a home right now?
Q. I'm scared of buying in my area right now. So many houses have been on the market for months! I don't want that to be my house if and when I need to move or something. That's why I'm thinking about renting a home, but which is really better?

A. Now can be a great time to buy a house IF you are sure you'll be in the same place for more than a few years. I would say to only buy if you're sure you'll be there 5 yrs or more at this point. That way the market should have rebounded enough by the time that you move that you'll likely profit on your home sale.

Just remember why we are in this mess right now. Do not buy more house than you can handle. If you know what you can handle for rent a month take that number and subtract about 20%. That should be your max monthly payment(and may still be too high). Remember you'll be the one paying the plumber/electrician etc. from now on.


How can I go about renting out a 1 bedroom bachelor home?
Q. Could someone give me some sound advice on renting out a 1 bedroom home with a full bath, kitchen & den? How much would this go for on the market? The house is kind of tiny like a 1 bedroom apartment.

A. You are looking at about 350 a month to 3200 a month.

How long are homes staying on the market on average?
Q. I have put my house on the market today and am wondering what the average list time is with the market like it is... i realize that every area is different but was trying to get an average amount of time i could expect it to take to sell.

A. Hello, You are right about every area being different. If I say 160 days and it dosen't sell, you will think, great, he was wrong. If it sells sooner, you will say, GREAT, he was wrong! This is a difficult time for sellers. I CAN tell you that traditionally, the "sellers market" (in years)has always been longer than the "buyers market". Do not despair. This is a trying time for all involved. Just do all you can to make your home show well. You can't change location, but you CAN change paint, patch holes, CLEAN, SCRUB, repair windows, etc. In order of most important (in any location across the country), 1) Landscaping=curb appeal-(including the roof) you must like it from the outside before you like it from the inside. Pull weeds, cut grass, install colorful plants, don't spend a lot. A FEW small bushes and plants-don't overcrowd and rocks around them. 2) Kitchen-get rid of wallpaper and re-paint (no yellow), warm NEUTRAL colors, fix broken cabinet doors, maybe even change the cabinet pulls for a new and low cost look. Then DE-CLUTTER, this can be used all over the house, inside as well as outside.IT MUST BE CLEAN, CLEAN! 3) Bathrooms-again, NO WALLPAPER, CLEAN, CLEAN. De-clutter all of personal items. Buyers do not want to pull back the shower curtain (or clutter in the medicine cab) and see 12 bottles of shampoo, conditioner, toothpaste, toothbrush, feminine products, hair in the drain, dirty old tub mat or the kids rubber duckie-get rid of it. A candle on the counter is nice! 1 or 2 folded towels.
Never give the buyer a chance to say anything negative. Negative means to a buyer-"give me a credit". That means dollars out of your pocket. All inside the house should be a faint aroma of pottpouri or sented candles/oil, NOT overpowering. Quiet music on an easy listining channel. Not everyone can picture what they need to do in their OWN home, because you become accustomed to it after a while. Ready....here is the secret, Go tour a new construction home that has been professionally decorated! The builder spends A LOT of money to decorators to make the models look picture perfect. Look at furniture placement, don't block walkways. If your furniture is too big, get rid of one piece, somehow, just for now. DE-CLUTTER EVERYWHERE. no packed closets, cabinets, basements, garages. If you have that much stuff, think about renting a storage space. Buyers want SPACE, so they can store all of their STUFF.
