Is there a website where I can look to see if a landlord has a license to rent?

Q. I live in Minnesota where landlords are required to be licensed to rent property. I am interested in looking to see if my landlord is actually licensed. Does anyone know of a website where I can look this up? If not, is there a number or address I can write to for the information? Thanks!

A. Philadelphia has the same requirement. There if you want to check you call the Licensing and Inspection Division. If he has no license he can not collect rent so they take it very seriously.

What is needed to Rent 2 properties in Philadelphia?
Q. My brother an I are both equal owners of 2 triplexes in Philly. I know we need rental licenses & rental suitability licenses. I think we also need a business privilege license. Is also there a need for us to have a partnership, LLC, etc to rent these properties in the city of Philadelphia?

A. I would talk to lawyer about forming a LLC to protect yourselves and any other assets you own, and an agent about insurance.

Also talk to a property management company. I never owned property in Philly, but what you are saying don't sound right to me. I think you are make it overly complex.

How do i write a written offer to rent a property?!?
Q. Help!! My partner and myself are wanting to rent a property (residential) and have been asked to write a written offer of rent.

A. You point out features and state the rent.

How do you find clients to rent commercial property?
Q. A friend of mine recently closed his chain of 3 stores in Resita, Romania. He asked me to help him find someone to rent his commercial property. I posted the stores on many real estate sites, but I would also like to contact some companies directly to ask them if they are interessted. My question is how would you contact a company to tell them you are renting commercial property, I mean what do you say to them so that you sound serious enough?

A. servus Cristi,

numai bine!
