Planning one month in philippines and want to rent a house in a nice beach area; How should I do it?

Q. I want to spend next June or July in the Philippines, hopefully diving and windsurfing as well as partying at night. I want to rent out a house, close to a nice beach. I was thinking boracay, but not too sure what else is out there. I went to Cebu City last year, and absolutely loved it. I would like to be in an area that is more metropolitan, but also has a nice beach to spend the days on. Where would be the best place to go?

A. I can only recommend Cebu for you since you want to be in a place MORE metropolitan.

Boracay, while gorgeous, is on an island not close to a city
San Fernando, La Union Province has gorgeous beaches, but not exactly metropolitan.

Same thing for Puerto Galera, Mindoro Province, various resorts in Palawan Province. They all go out the window with your "more metropolitan" requirement.

The rule is, with the Philippines, the closer you get to a metropolitan city, the more pollution, noise, etc and less of the idyllic place you want.

The best thing I guess for you is to look up places in Batangas Province (Nasugbu, Anilao, Mabini) to stay for your diving and windsurfing; and rent a car since Manila and the Makati/Quezon City Nightlife is a 1-2 hour drive away.

Maybe you should also look at Subic Bay. There's Casinos, Nightclubs, and other things to do. It's a 2hr drive from Manila. But the beaches and diving are just "okay".

So the challenge is balancing the "paradise" with the "more metropolitan".


How to rent a house right away with less money depends on family income?
Q. I want to rent a house Is there any website i can use to search for houses?
My income is not high so is there any program that help us?

A. You can look on Craigs List or your local newspapers classifieds for rentals.

If you are looking to get help, you would have to apply with HUD for section 8 housing. This isn't a quick process and you may be on a waiting list IF you even qualify for months. Alot of times the application process is not even open or accepting at the time you need help.


Want to Rent a House but Have Limited Credit History?
Q. I'm 19 and me and two roommates want to rent a house. The guy who showed us the house works for a realty company and they require a credit check. Since I'm only 19 my credit is limited, I do have two credit cards but altogether only owe about $250. I read that prospective landlords only worry about past due electric bills, evictions, etc... A. You should be fine. If not, there are a lot more houses for rent out there! Good luck.


Can I rent my house to a friend who will use it as a home daycare?
Q. We live in Ontario, and I'm going back to work full-time. I have a friend who is wanting to rent our house and use the space as a home daycare. Does anybody know if that's allowed, or what that would look like at Tax time?

A. Local ordinances may be a factor and a license may be required. Much depends on the Province and the municipality where the house is located. Zoning may not be an issue if the number of children being cared for is not too great. That is just from the point of view of code and city regulations.

Your insurance company may require that the person using the house have insurance and name you as additionally insured. When you turn your home into an investment property your property taxes may increase since the use has changed. I don't know if this use will impact your loan but that is also something to be sure of since they may have reason to be aware. In my State of Florida if I rent out a property for commercial use I am obligated to collect sales tax on the rent.

You need to do a bit of due diligence in this proposal as does your friend. An informal arrangement with just a few children may not impact either one of you that much but a legitimate business endeavor will invite governmental regulations.

I am assuming that Canada has regulations in place similar to the US, but I may be wrong. Why don't you ask the question in the Canadian forum of Yahoo Answers?
