Residential lettings versus student lettings?

Q. Hello, I live in Wales now and have just gone to my local estate agents. I have been a student for about six months and I'm looking to rent a property. I have been informed that the majority of the property is for residential lettings only as opposed to student lettings. I'm not sure what this means and is there a way i can get past this? I'm unsure as to why being a student would make you illegible for residential lettings. So to clarify, the question I'm asking is how come I can't be in a residential lettings agreement if I'm a student?

A. I'm guessing the issue would be with deposit and payment.

As a student, you in theory will be studying, and therefore won't have a job; if you don't have a job you can't pay the rent; so you're therefore not an ideal residential tenant.

As a student, the rent (at a guess) will be coming out of your student loan, rather than an earned income.
Also as a student I'd imagine you're more likely to house-share in groups, rather than be a single tenant.


I've never rented before, what are the rules of renting I need to know to protect myself? I heard about scams?

I'd like to work in the property industry, preferably residential/lettings.?
Q. I wish to work in this industry as I have a passion for property, in fascinates me.

I wish to get a job in a lettings agency to learn a bit more about the market, build experience.

In the future I would like to own a fair few properties(rented out).

But I have no previous experience, i have few transferable skills as i have been working as a labourer.

What would be the best way to stand out, or put on my CV to get an interview(I am sure once i get the interview I will nail it), as im sure their will be so many applicants with more experience than me.

any ideas for an old church?
Q. my gf and I are thinkin of purchasing an old church which is being sold off. There are no residential plans for it, so we wouldnt be able to live in it. any ideas what we might actually be able to do with it? It has commercial lettings so we can use it as a business if we want, but for what lol?
