A. The best site is www.realtracs.com which allows you to search by county, price, features, and lots more. I use it all the time. It is specifically for Middle Tennessee properties.

A. Sounds like you're doing things the "old way". I remember I use to do all my lookups manually and in-person while sitting around wating for clerks to bring me paperwork when I could be out canvassing properties. You can lookup public property records online quite easily nowaways by tapping into online database websites. Just a warning, no public property records website that claims it gives free property reports is providing anything without a catch. It's usually too good to be true. For a small subscription fee you can get an "all access pass" that will allow unlimited public property searches for a given amount of time (6 months, year, etc). Get with the times and take your search online.
