Is a Rent to Own property a good option?
Q. My husband and I are looking to buy a home. During our searches, many rent to own properties come up. And a lot of them have great low monthly payments and usually not more than $100k is owed due to its foreclosure. This sounds like a great option, but are there any concerns we should have going this route? Any tips are appreciated...thanks!
A. If you and your hubby qualify for a home loan now, you would do well to avoid any rent to own properties. Those are for people who have less than stellar credit or little to no down payment saved. The rental or lease option period gives them a chance to fix those things so they can qualify for a loan. If that doesn't describe you, it wouldn't be to your advantage to bother with one of these properties.

Q. I've searched rent.com and apts.com and they don't offer much. I already got apt guide books and searched the local papers too. I was just wondering if there was a really good site out there that i'm missing.

Searching for rental homes/townhomes that are not outrageous?
Q. I have been online searching to rent either a home or town home with very little success. It seems as though only larger homes are placed on the internet. How have you in the past searched for rental homes in your area?
A. Work used to move me a lot so I've rented in all kinds of situations. I've checked the classifieds in the local papers/college papers, looked for fliers on phone poles/community boards and driven through areas I'd like to live looking for "for lease" or "for rent" signs. Online I've used Craigslist, local paper classifieds, college sites linking to rentals and in one strange town found that many landlords rented exclusively using realtors to represent them-strange situation/strange town. It wouldn't hurt to contact a few realtors in your town just to find out if they do know of any rentals or if they could at least hook you up with someone who does. Point being: be resourceful and don't just try one easy thing- be smarter than most renters and sniff out more variety and deals. Also know what you really want before your hunt so you can ask all the pertinent questions upfront and not have issues after you're locked into a lease (ex: you have a dog-you'll want to know ahead if the rental is pet friendly-if it's not, cross it off your list and look elsewhere/save your time). Don't expect to find a place in a day. Every time I was moving I spent extensive time in my hunt-usually a week or more in between working and anything else I normally did. Then again, I'm very picky and a tightwad through and through but I've been pretty happy with my results...almost no regrets. Hope this helps.
