What's the best program or class to use to learn to invest in Real Estate?

Q. I've gone to several seminars and searched online for the best Real Estate education courses. Yet they all seem the same for an atranomical price. I'm willing to pay but does anyone have experience with any classes that could help me as a beginning investor? What's worked for you?

A. I agree with most of the answers here.

Read books on real estate investing. Robert Allen's ooks are good but any real estate investing book is helpful.

You can start out scouting properties for other investors and assigning the contract aka Wholesaling to start.

Find a local Real Estate Investment Group in you area. They are great for finding mentors, networking, and resources.

Think long term. Be patient. You will actually know what they are talking about eventually.

Keep studying and don't worry if you are confused or make mistakes. First pay day is worth it and every pay day thereafter is worth it more.

Try to find a mentor in your Real Estate Investment Club you can trust. Mentors help you make less mistakes.

Searching For Real Estate at the Courthouse?
Q. I would like to do a real estate search at the court house and have never done one before. If I know where the property is that I want to do a search on, do I have to go to the courthouse or can they look it up for me if I call them and provide the information.

I want to get information on large plat of land that has no address. What do I need to give to the assessor's office to help me get the information?

A. Generally you can go to the courthouse and give them a description (nearby address, street, intersection) and they will be able to find the parcel on their large plat maps. If it's a big piece of land, it should be easy to find. They may have a survey, tax value, etc. on file.

They can probably look up some of this information for you if you call, it may depend on how well you can describe and identify the property and how crowded/busy they are at the office. When you go in person you can tend to get more personalized service because you're harder to blow off if there's a crowd.

I would definitely let your fingers do the walking and call before you make the trip down there.


How do I insert a property search in my real estate website?
Q. I'm creating a website for my real estate business myself and I don't have much experience with building sites. How can I create a page were people can submit their properties listing information into to database. and how can I put a search bar in the home page so people search the listings.

A. You should pay someone to do this for you if you are serious about your business.
If you insist on doing it yourself, try a cms with a property extension, joomla should do the job.
There are several property search components for this system, I quite like Joomla Estate Agency (jea), which is free, although I had to modify it quite a bit to work how I wanted it.

So you install Joomla on your webserver, install the component of your choice then configure it all. You may want to purchase a good commercial template to make the site look professional.


What documents am I looking for in a Title search?
Q. I am told I should do a title search at the county office for every likely property I think I want to start negotiations on. I have one in pre foreclosure, and another that is bank owned. What documents should I be looking for? Is there are easier way such as an online search? Will the real estate broker do this for me? It's not that I don't want to learn how to do it, it's just that I would be nervous I might miss something important.

A. Lucy, by far the easiest way is to go to a local title company and pay a small fee to get a preliminary title search. You will need to make sure you give the owner's name AND the address of that particular property (in case he has another). You will pay for any online title search service anyway.
In traditional real estate purchases your real estate agent will do this as part of his/her service in drawing up the contract and other documentation, but since at this stage you are researching only, you will have to do it yourself (ok, if you want to see what is involved) or take advantage of the excellent timely and cost effective services of title management service companies, as most investors I know do.
The purpose of your search you probably already know, is to identify any deed or mortgage, lien, judgment, trust, maybe a will, or any complications attached to the property (not the owner) which could add to a buyer's costs significantly and make a mockery of the budget.
