A. First, you should ask your friends, family, and co-workers for a referral to an experienced, knowledgeable, and honest Realtor in the area you wish to search. Don�t just select the person that is in a magazine or who sends flyers to your neighborhood. Having honest and experienced representation is absolutely essential. Personal referrals are best.
Next, (before looking at homes) they should help you select a reputable lender and get pre-qualified and then get pre-approved for a loan. This will tell you if you are even a buyer at this point. Lending standards have dramatically changed and you may have to raise your credit score to get the best interest rates & terms.
You can always search the internet for homes on your own, but it�s free to work with a professional who is your advocate. They can filter the homes that meet your financing needs and other search criteria.

Percentage of People who start their real estate search online?
Q. I am looking for the actual percentage of people who start online for their real estate needs search, I have read different %'s but I would like to find it quoted and referenced from someone like NAR.. any help?
A. There are many answers. The ranges I found were 75%- 85%. Allot of this has to do with the collection process. Many of the percentages are from surveys, but they are sometimes unclear as to whom they surveyed. And as we all know you can tilt a survey in any direction you would like.
I do know this from my personal experience working with buyers. I estimate that 90% of my buyers at least look on the internet to see what's out there. When I have first contact with them they usually have questions on specific homes that they have seen on the internet. Realtor.com, Zillow.com and Yahoo Real Estate seem to be the most popular.

Q. I need to know how to search a real estate title at a county court house? Can anyone tell me if there is a written procedure or book on how to do this? Thanks
A. Don't know of a book that explains the process, but there are real, genuine human beings who will be happy to help you at the courthouse. If it's a larger town, the information may be available on the County or State Website. Otherwise, call the tax assessment office and ask their advice about where the records are held and whether you need an appointment.
